KoolQuarters is not a registered investment adviser, broker-dealer, real estate brokerage, mortgage broker, attorney, or certified public accountant. References to revenue, occupancy, average daily rate, lease terms, or other property-related figures reflect either prior results of properties owned or operated by KoolQuarters or general estimates based on third-party data and our own modeling. Actual outcomes for any specific property depend on many variables including market conditions, regulatory changes, asset condition, seasonality, and operating decisions, and may differ materially from projections.

No fiduciary or advisory relationship

Submitting an inquiry through the Site, exchanging emails, or having an introductory conversation with KoolQuarters does not, by itself, create any contractual, fiduciary, or advisory relationship. The terms of any engagement, lease, or services agreement are governed solely by a separately executed written agreement.

Real estate licensure

KoolQuarters provides operational consulting, short-term rental management, and STR-focused investment advisory and underwriting consulting. We do not represent buyers or sellers in real estate transactions in any state where doing so would require a real estate broker license, and we do not collect commissions on such transactions. Where a transaction requires a licensed real estate broker, attorney, or other professional, we work alongside licensed third parties retained directly by the client.

Short-term rental regulation

Local laws governing short-term rentals vary widely and change frequently. KoolQuarters monitors regulatory developments and structures its leases and operations accordingly, but we cannot guarantee that any specific market will continue to permit short-term rental use or that a property will continue to qualify under local rules. Where regulation changes mid-lease, we adjust the operating model in good faith consistent with the terms of the underlying lease.

Insurance

KoolQuarters maintains commercial general liability insurance with $2 million in commercial liability insurance. This insurance covers our business operations and is in addition to any insurance maintained by the property owner. Property owners are encouraged to maintain their own homeowner’s, landlord’s, or umbrella policies appropriate to the asset.

Testimonials displayed on the Site reflect the experiences of individual property owners or investors. Their experiences are not necessarily representative of all clients. Individual results vary. Where attribution is generic (e.g., “Property Owner, California”), names have been withheld at the request of the individual or for confidentiality reasons.
